The average and median selling prices of all 42 waterfront sales at Anacortes were $975,000 and $827,500, respectively. Separately, the four waterfront condominium units sold in this area averaged $685,000.
Average and median residential waterfront prices were respectively $1.5 million and $1.36 million on the eastern shore of Bainbridge Island, and respectively $1.66 million and $1.4 million in other parts of the island.
At $2.2 million, the average residential waterfront selling price in North Seattle was more than double the median price of $1.04 million, skewed by four Laurelhurst homes that sold for $4.6 million to $11 million.
Homes on the Lake Washington shore sold for an average 10.8 percent more than homes on Lake Sammamish; the median price was 25.1 percent greater. Among the 34 waterfront sales at Mercer Island, the average and median selling prices were $4.17 million and $3.08 million, respectively.
The average and median waterfront selling prices among these RSIR-listed homes were $825,000 and $779,500, respectively, while the average and median waterfront selling prices among all 84 waterfront sales on Camano Island were respectively $702,000 and $621,500.
From Lake Union west, the average and median selling prices were $1.08 million and $560,000, respectively. Fifteen-month residential average and median selling prices from East Lake Union to Leschi were $2.03 million and $1.63 million, respectively.
During the 15 months, five of the eight homes that sold for more than $2 million each were contracted in the spring and autumn. All condominiums were sold for less than half a million dollars, while the floor price for a residential waterfront home was $619,000.
Among the 34 waterfront sales at Olympia, the average and median selling prices were $580,000 and $499,500, respectively. Among the 34 waterfront sales at Shelton, the average and median selling prices were $399,000 and $375,000, respectively.
Prices were skewed by the eleven waterfront homes (ten residential and one condominium) sold between Dash Point and the northeastern shore of Commencement Bay; these closed for an average price of $892,000 and a median price of $775,000.
The average waterfront prices paid were $740,000 among 26 residential homes sold on Lopez and Decatur Islands; $1.2 million among 33 homes sold on San Juan Island; and $2.25 million among 25 homes sold on Orcas Island.
