Kingston on the Kitsap Peninsula is joined to Edmonds in southeast Snohomish County by regular ferry service. Waterfront sales peaked in April with six sales at Edmonds, and at five sales each in June and August at Kingston. Over the 15 months, eight waterfront condominiums were sold at Edmonds for an average $938,000, but not more than one per month.
In this area, the average and median selling prices among all 57 waterfront homes sold in the 15 months were $1.02 million and $850,000, respectively. Three of RSIR’s residential listings were among these sales: one each in June and July at Kingston for $455,000 and $1.52 million, respectively (the first on Port Gamble, the second on Hood Canal); and one at Edmonds in April for $2.1 million. Average residential waterfront prices were $777,000 at Kingston, and $1.35 million at Edmonds.
